Rooftop Unit and Package Unit Repair Across Oahu

A rooftop unit (RTU) or package unit holds the whole cooling system in one cabinet: compressor, condenser coil, evaporator coil, blower and controls. It's the workhorse of Oahu strip malls, restaurants, warehouses and low-rise offices.

Because everything lives in one box, one failed part can take down the whole space. We diagnose RTUs and package units across the island, from Kakaako to Kapolei, and explain in plain language what failed, why it failed and what it will take to fix.

Package units also sit at grade beside buildings or behind restaurants. Same equipment, same service, easier access.

Ground-mounted package units

At grade, package units face different threats: lawn trimmers nicking coils, irrigation spraying cabinets, landscaping crowding airflow and, near restaurants, grease and debris. We check clearances, pads and electrical whips, and recommend guards or relocation when a unit keeps getting damaged.

Signs Your Rooftop Unit Needs Service

Rooftop equipment is out of sight, so problems often go unnoticed until the space gets hot. Call for service if you notice:

  • Warm or weak airflow from supply vents
  • The space feeling sticky or clammy even at your usual setpoint
  • Water stains on ceiling tiles near the unit or curb
  • New squealing, grinding or banging from the roof
  • The unit running constantly or short-cycling on and off
  • Breakers tripping or a burning smell at the unit
  • Power bills climbing without a change in how you use the space

Don't wait on a noisy belt

A squealing belt or a rattling fan motor is cheap to fix today. Left alone, it can take out a motor, freeze a coil or overheat a compressor, turning a small repair into a big one.

What Salt Air and Sun Do to Rooftop Equipment

Few places are harder on rooftop equipment than an Oahu roof. There's no shade, UV is intense year-round, and trade winds carry salt spray well inland from the coast. Here's what that does over time:

  • Coil corrosion: salt eats aluminum fins and copper tubes, cutting capacity and eventually causing leaks.
  • Cabinet and fastener rust: panels, screws and base rails corrode, letting water and outside air in.
  • Electrical damage: corroded contactors, terminals and wiring cause intermittent failures that are hard to trace.
  • UV breakdown: insulation, wire jackets, gaskets and belts crack and fail faster in full sun.
  • Roof leaks at the curb: worn curb seals and flashing let water into the building below.

Why we look beyond the failed part

We check for these problems on every visit, not just the part you called about. Catching corrosion early is far cheaper than replacing a coil or a whole unit, and it gives you time to budget.

Common RTU Repairs: Belts, Motors, Compressors and Controls

Most rooftop unit repair calls on Oahu fall into a few categories.

Belts and blower motors

Belt-drive blowers need regular tension checks and belt changes. A worn or slipping belt cuts airflow, freezes coils and overheats motors. We replace belts and pulleys, check bearings and test motor amperage against the nameplate.

Condenser fan motors

Condenser fan motors work in the harshest conditions on the roof. When one fails, head pressure climbs and the compressor shuts down on a safety — or worse, keeps running hot. We replace motors and blades and check capacitors and contactors at the same time.

Compressors

A compressor failure is the big one. Before we recommend replacing one, we find out why it failed — electrical problems, low charge, poor airflow or contamination in the system — so the new one doesn't fail the same way. Then we compare the repair cost against a planned replacement.

Controls, thermostats and safeties

Many no-cooling calls come down to a failed board, sensor, pressure switch or thermostat. We test controls step by step instead of swapping parts until something works.

Economizers and Humidity Control in Hawaii

Many RTUs built for mainland markets come with economizers — dampers that bring in outside air for free cooling when it's cool and dry outside. On Oahu, outdoor air is rarely cool and dry enough for that to help, and a stuck-open economizer can flood a building with warm, humid air.

We check economizer dampers, actuators and settings, and in many buildings we recommend setting them to the minimum fresh-air position the space needs. The bigger comfort issue here is humidity. We look at airflow, coil temperatures and run times to make sure the unit is pulling moisture out, not just lowering the temperature.

If a space feels clammy even when the thermostat says it's cool, the unit may be oversized, moving too much air or bringing in too much outside air. All of those are fixable.

Planned RTU Replacements: Curb Adapters and Crane Lifts

When a rooftop unit reaches the end of its life, a planned replacement beats an emergency one. You choose the date, we line up the equipment, and your business stays open.

New units rarely match the old unit's footprint. A curb adapter lets a new RTU sit on your existing roof curb, avoiding new roof penetrations and cutting down on roofing work. We measure the existing curb and order the right adapter well before replacement day.

Most rooftop replacements need a crane. We coordinate the lift, including timing, street or parking-lot access and any permits required, and usually schedule it early or after hours to keep customers and staff clear of the work area.

We also verify electrical capacity and disconnects, condensate routing and duct connections so the new unit starts up right. And we check whether the new unit qualifies for Hawaii Energy commercial rebates of up to $275 per ton, subject to program availability — details on our Hawaii Energy rebates page.

Right-sizing the new unit

Replacing a unit with the same tonnage isn't always right. Tenants change, lighting and equipment loads change, and the original unit may have been oversized from day one. We check the load before we order, because an oversized RTU in Hawaii short-cycles and leaves the space humid, while an undersized one runs nonstop and never catches up.

New refrigerants

New rooftop and package units use A2L refrigerants such as R-454B and R-32. We install them to manufacturer requirements and update your equipment records so future service starts with the right information.

Repair or Replace? How We Help You Decide

Nobody wants to pour money into a unit that's going to fail again next summer. Nobody wants to replace a unit that had years left, either. We give you the facts to make the call:

  • The age and overall condition of the unit, including coil and cabinet corrosion
  • The cost of today's repair and any other repairs we see coming
  • Refrigerant type — older R-410A units face rising service refrigerant costs
  • Efficiency gains and rebate value of a new unit
  • How the unit fits your building's current use and load

Options, not pressure

You'll get both options in writing with prices. If the repair makes sense, we'll say so.

Keeping Rooftop Units Running Longer

Most RTU breakdowns we see were preventable. A regular maintenance plan keeps coils clean, belts tight, drains clear and small corrosion problems from turning into big ones. A typical plan covers:

  • Filter changes on a schedule that matches your building and vog conditions
  • Coil cleaning and freshwater rinses for coastal units
  • Belt, bearing and motor checks
  • Condensate pan and drain treatment
  • Electrical tightening and component testing
  • Cabinet, curb and panel inspection for leaks and rust

Put it on a schedule

Our commercial maintenance agreements bundle all of this with service logs and priority scheduling. For buildings with a mix of equipment, our VRF service and the main commercial air conditioning page cover the rest.

FAQ

Rooftop & Package Units FAQ

Lifespan depends heavily on location and maintenance. Coastal units exposed to salt air and full sun typically wear out sooner than the same equipment inland. Regular coil rinsing, corrosion checks and maintenance add years; neglect takes them away.

Look at age, condition, repair cost, refrigerant type and how often it's failing. If you're facing a compressor or coil replacement on an older, corroded unit, a planned replacement often makes more sense. We lay out both options with pricing so you can decide.

Common causes include a broken or slipping belt, a failed condenser fan motor, a dirty or frozen coil, low refrigerant from a leak, or a failed compressor or control. If you see ice on the unit, turn it off and call for service.

Most rooftop replacements do. We coordinate the crane, access and any required permits, and schedule the lift at a time that keeps people clear of the area.

A curb adapter is a fabricated transition that lets a new rooftop unit sit on your existing roof curb. It avoids cutting new roof openings and usually shortens the job. We measure and order it ahead of time.

We can't stop the salt, but we can slow the damage. Options include factory or field-applied coil coatings, coated or stainless hardware, regular freshwater coil rinses and more frequent inspections for coastal buildings.
