Filter rinse, deep clean or Comfort Club?

Filter Rinse (DIY)

The easy part you can do at home every few weeks. It keeps dust off the coil but never reaches the mold growing deeper inside.

  • Pop out and rinse the mesh filters
  • Let them dry fully before reinstalling
  • Every 2–4 weeks in most Oahu homes
  • Does not clean the coil or blower wheel
  • Does not clear the drain line

Why split AC units get moldy in Hawaii

A split AC cools your room by pulling warm, humid air across a cold coil. The moisture condenses into water, drips into a pan and runs out a small drain line. On Oahu, where humidity stays high most of the year, that means the inside of your mini-split is wet almost every hour it runs.

Add a little dust, pollen, pet hair and kitchen grease, and the dark, damp blower wheel becomes a perfect place for mold and bacterial slime to grow. It happens in every part of the island, but homes on the Windward side in Kailua and Kaneohe, and anywhere close to the ocean, tend to see it fastest.

Once buildup starts, it compounds. A coated coil and a caked blower wheel move less air, so the unit runs longer, stays wetter and grows more mold. A filter rinse alone will not break that cycle.

It also matters because of where the air goes. Your split AC blows directly into the room you sleep, work or relax in, with no ductwork in between. Whatever is growing on that blower wheel is being pushed straight at you, which is why a clean unit often makes a room feel fresher, not just cooler.

Signs your mini-split needs a deep cleaning

Most people call us because of the smell. But a dirty split AC shows up in a few ways, and it is worth booking a cleaning if you notice any of these:

  • A musty, sour or "dirty sock" smell when the unit turns on
  • Black specks on the louvers or visible dark buildup on the round blower wheel behind them
  • Weaker airflow than you remember, even with clean filters
  • Water dripping or spitting from the indoor head
  • Stuffy noses or allergy symptoms that seem worse in the room with the AC
  • The unit runs longer to reach temperature, and your electric bill creeps up

Why efficiency loss hurts more on Oahu

Oahu residential electricity averaged about 43 cents per kWh, roughly 2.3 times the U.S. average. A clogged coil and a sluggish blower force your system to work harder for the same comfort, so a dirty unit costs you real money every month it runs.

Why a dirty split AC leaks

Slime and debris wash off the coil into the drain pan and eventually plug the condensate line. When water cannot drain, it overflows out the front of the indoor head and down your wall. A deep clean flushes that line along with everything else. If the leak continues after cleaning, see our split AC repair service.

Basic filter cleaning vs. a full split AC deep clean

Rinsing your filters is important, and we encourage every customer to do it. In most Oahu homes that means every two to four weeks, more often if you have pets or live near a busy road. Let the filters dry completely before sliding them back in.

But the filter only protects the front of the coil. The mold that causes smells and leaks lives behind it, on the blower wheel, in the drain pan and down the condensate line. Reaching those parts safely takes the covers off, a proper bag kit to catch runoff, the right cleaning solutions and low-pressure rinse equipment.

We also recommend skipping store-bought coil sprays. They can mask the smell for a week or two, but they do not clean the blower wheel, and the loosened grime often ends up in the drain line, which is how a smelly unit becomes a leaking one.

What our split AC deep cleaning includes

Every mini-split deep cleaning follows the same careful process, whether you have one wall unit in a Makiki condo or five heads in a Kapolei home.

  • Protect your wall, floor and furniture, and hang a drain bag under the indoor head
  • Remove the front panel, filters and louvers, and clean them separately
  • Apply coil cleaner and rinse the evaporator coil at low pressure
  • Scrub and rinse the blower wheel until the vanes are clear
  • Clean the drain pan and flush the condensate line so water flows freely
  • Rinse the outdoor condenser coil with fresh water to remove salt and dust
  • Reassemble, run the system and check airflow, cooling and drainage
  • Walk you through what we found and anything that needs attention

Pricing

Deep cleaning is one flat price per indoor unit. Ceiling cassettes and ducted mini-splits take more access work, so we confirm the price before we start.

Why a professional should clean your split AC

A mini-split deep clean means working around live electrical parts, circuit boards and delicate aluminum fins. Water in the wrong place can short a control board, and a pressure washer held too close can flatten a coil in seconds. Our technicians shut off power at the disconnect, shield the electronics and use low-pressure rinse equipment built for the job.

While we clean, we also watch for problems a cleaning-only crew might miss, like oily spots that point to a refrigerant leak, a failing fan motor or a corroded line set.

How often to deep clean a split AC in Hawaii

There is no single schedule that fits the whole island. How often your split AC needs a deep clean depends on where you live and how hard the unit works.

Windward and coastal homes: every 6 to 12 months

Kailua, Kaneohe and other wetter Windward neighborhoods see more rain and humidity, so mold returns faster. Homes near the ocean anywhere on Oahu also collect salt on the outdoor coil. If you notice a smell coming back within a year, twice-yearly service is the better fit.

Leeward and Central homes: about once a year

The Ewa plain around Kapolei and Ewa Beach is the hottest, driest part of Oahu, so indoor units there tend to grow mold a little slower. They do run long hours, though, and dust from the dry side adds up. An annual deep clean works well for most homes in Leeward and Central Oahu.

When to clean more often

Bedroom units that run all night, homes with pets, and households with kupuna, young children or anyone with allergies benefit from more frequent cleaning. Vog days also load filters quickly, so rinse them more often when the air is hazy.

Salt air and your outdoor condenser

Your indoor head gets the attention, but the outdoor unit takes a beating too. Salt spray settles on the thin aluminum fins, holds moisture and slowly corrodes the coil. A clogged, corroded condenser cannot shed heat, which drives up pressure and energy use and shortens the life of the compressor.

That is why every deep clean includes a fresh-water rinse of the outdoor coil. For makai homes in Hawaii Kai, Ewa Beach or along the Windward coast, we can also point out early corrosion and talk through protective options before it becomes a failed coil.

Deep cleaning, tune-ups and Hawaii Energy rebates

A deep cleaning pairs well with a full AC tune-up, where we also check electrical parts, refrigerant operation and controls. Hawaii Energy offers a $75 rebate on qualifying AC tune-ups, and it may apply to your visit. Rebates are subject to program availability and require a Hawaiian Electric bill. See our Hawaii Energy rebates page for current details.

If you would rather not track cleaning dates at all, our Comfort Club puts two visits a year on the calendar for you. And if cleaning reveals an older unit that is corroded or failing, we will give you a clear comparison of repair versus a new, more efficient split AC installation.

FAQ

Split AC Cleaning FAQ

Our deep cleaning is one flat price per indoor unit. Ceiling cassettes and ducted units may need extra access work, and we always confirm the price before we start.

It depends on how many indoor units you have, their type and how much buildup is inside. A typical wall-mounted head in average condition takes about an hour or two. We will give you a time estimate when you book.

In most cases, yes. Mold and bacterial growth on the blower wheel and in the drain pan are the usual source of that sour, musty smell. A filter rinse will not remove it, but a full deep clean usually does.

No. We cover your floor and furniture, hang a drain bag under the indoor head to catch all runoff, and clean up before we leave.

You should rinse the filters yourself every two to four weeks. The coil, blower wheel and drain line need the covers removed, runoff contained and the right equipment, so we recommend leaving those to a technician. Store-bought sprays often push grime into the drain and cause leaks.

If the leak is caused by a clogged drain pan or condensate line, which is very common, a deep cleaning usually fixes it. If water keeps dripping afterward, the cause may be a sagging line, a bad drain pump or low refrigerant, and we can diagnose it.

Hawaii Energy offers a $75 rebate on qualifying AC tune-ups, subject to program availability, and it may apply to your service visit. We will tell you whether your visit qualifies and help you claim the rebate.

Yes. We clean wall-mounted heads, ceiling cassettes, floor consoles and ducted mini-split air handlers. Access varies by unit, so we confirm the scope and price with you first.
