Central AC: the short version

3 key points
  • Hawaii Energy Central AC retrofit rebate: $1,250 per system. Old outdoor unit must be 13.0 SEER or lower and the new one 15.2 SEER2 or better. Pre-approval from Hawaii Energy is required before the work starts.
  • Hawaii Energy pays $75 per condenser, up to 2 a year, for a multi-point AC tune-up by a Clean Energy Ally contractor.
  • Oahu electricity runs about 43¢ per kWh, 2.3× the U.S. average. A new 12,000 BTU inverter split used 8 hours a day costs about $62 a month; an older unit of the same size draws about twice as much, about $124 a month.

Central AC on Oahu: where you'll find it

Many older Oahu homes were built for the trade winds, with open windows and no ductwork, which is why ductless split AC became the go-to retrofit. Newer construction is a different story. Many homes in newer Leeward and Central subdivisions, including parts of Kapolei, Ewa and Mililani, were built with ducted central systems or ducts ready for one, and larger custom homes across the island often have them too.

A typical Oahu central AC system has an outdoor condenser in the yard or side setback and an indoor air handler tucked into a hall closet, garage or attic. Supply ducts run through the attic or ceiling to vents in each room, with one or more return grilles bringing air back.

Central AC works well when it is sized right and the ducts are tight. When either is off, you get hot rooms, high bills and a system that never seems to catch up. That is where most of our central AC service calls begin.

Central AC repair on Oahu

When your central air stops cooling, we start with a full diagnosis of both the indoor and outdoor sides, then explain the problem and quote the fix before any work begins. If the system runs but the house stays warm, our AC not cooling guide covers the checks worth doing before you call. The issues we see most often in Oahu homes include:

  • Clogged condensate drains that trip the safety float switch and shut the system down
  • Water leaking from an attic or closet air handler into ceilings and walls
  • Failed capacitors, contactors or fan motors in the outdoor condenser, often sped up by salt air
  • Frozen evaporator coils from dirty filters, low airflow or low refrigerant
  • Refrigerant leaks in the coil or line set
  • Thermostat, wiring and control board problems
  • Disconnected or crushed ducts that dump cold air into the attic

When it can't wait

Water coming through a ceiling or a house heating up with kupuna or young kids at home needs quick attention. Our emergency AC repair team can help. For all other system types, see our general AC repair page.

Ducts, attic heat and why some rooms stay hot

On a sunny Oahu afternoon, an attic under a dark roof gets far hotter than the air outside. Every foot of duct running through that space picks up heat, and any gap or loose joint leaks cooled air where it does you no good. ENERGY STAR estimates that a typical home loses about 20 to 30 percent of the air moving through its ducts to leaks, holes and poor connections.

The result is a system that runs longer and still leaves the far bedrooms warm. Before recommending new equipment, we look at the ductwork itself: connections, insulation, crushed or kinked runs, return air size and whether the air handler is getting enough airflow.

Fixes range from sealing and re-strapping ducts to adding a return, improving duct insulation or rebalancing airflow. In some homes, those changes make a bigger difference than a new condenser would.

Central AC replacement: when it's time

Central systems commonly last around 12 to 15 years, and coastal salt air can shorten that. It usually makes sense to replace rather than repair when the compressor or coil fails on an older system, repairs are becoming frequent, or your bills keep rising even after maintenance.

A replacement is also a chance to fix what was wrong from the start. We size every new system with a room-by-room load calculation instead of simply matching the old tonnage. An oversized unit cools fast but shuts off before it removes enough humidity, which leaves a home feeling clammy. That matters in Hawaii.

New refrigerants and inverter systems

New central AC equipment uses A2L refrigerants such as R-454B or R-32. A 2026 EPA rule lets R-410A equipment made or imported before 2025 continue to be installed until that stock runs out, but R-410A service refrigerant is expected to get pricier as production phases down. We will walk you through the trade-offs. Variable-speed inverter systems are also worth a look, since they run longer at low speed, pull more moisture out of the air and use less power than single-stage units.

Heat pumps in Hawaii

A heat pump is an air conditioner that can also run in reverse to heat. Most Oahu homes rarely need heat, but many high-efficiency central systems are heat pumps by design, and a little warmth can be welcome on cool winter mornings in places like Mililani and Wahiawa. In cooling mode, it works just like a standard AC.

What a central AC installation includes

A new central system is only as good as the installation behind it. Most early failures we are called to fix trace back to shortcuts: a line set that was never pressure tested, a drain with no safety switch or a charge that was never checked. Our central AC installations follow the same steps every time:

  • Room-by-room load calculation and a review of your existing ductwork
  • Equipment options explained, including efficiency, noise and rebate eligibility
  • Proper recovery of old refrigerant and removal of the old equipment
  • New condenser set level on a pad or stand, with clearance for airflow and service
  • New or thoroughly cleaned line set, pressure tested and evacuated before charging
  • Air handler or coil installed with a primary drain, safety float switch and secondary pan where needed
  • Electrical disconnect and wiring brought up to current requirements
  • System started, refrigerant charge and airflow verified, thermostat set up
  • Walk-through of how to use the system, change filters and claim your rebate

Clean from start to finish

Air handlers often live in hallway closets and attics, so we protect floors and finished areas along the way. Under our Aloha Comfort Guarantee, we show up on time and leave your home clean.

Zoning for two-story and larger homes

One thermostat rarely keeps an entire two-story home comfortable. Heat rises, west-facing rooms bake in the afternoon and bedrooms need cooling at different times than living areas.

Zoning divides your home into areas with their own thermostats. Depending on the layout, that can mean motorized dampers in the ductwork controlled by a zone panel, or separate systems for upstairs and downstairs. Zoning works best with variable-speed equipment and properly sized ducts, and we design it with both in mind.

Replace central AC or convert to ductless?

This is one of the most common questions we get, and there is no single right answer. If your ducts are in good shape and you like whole-home cooling from one system, a new high-efficiency central unit is often the simplest path.

If your ducts are leaky, run through a very hot attic or you only cool a few rooms, converting to split AC can cut duct losses and let you cool only the rooms you use. Some homes land in the middle: a new central system for the main floor and a mini-split for a bonus room or converted garage, or ducted mini-split air handlers that reuse short duct runs.

We will show you both options side by side with equipment, efficiency, rebates and total cost, so you can decide what fits your home and budget. Our AC cost guide is a good place to start.

Hawaii Energy rebates, permits and financing

Hawaii Energy offers an instant rebate of up to $1,250 for a qualifying central AC retrofit. Rebates require a Hawaiian Electric bill and are first-come, first-served while program funds last. We help you confirm eligibility and claim the rebate. See our Hawaii Energy rebates page for details.

New electrical circuits or panel work require electrical permits, and new installations may require permits through the City and County of Honolulu. Our Honolulu AC permit guide explains which jobs need one. We handle permits when they are required.

If you would rather spread out the cost, ask about our financing options when you get your estimate.

FAQ

Central AC FAQ

Consider the system's age, the cost of the repair and how often it has needed service. A single failed part on a younger system is usually worth repairing. A major failure like a compressor or coil on an older system often points to replacement, and we will show you both costs.

Common causes are leaky or crushed ducts, poor return airflow, attic heat and west-facing sun. We check the ductwork and airflow before recommending new equipment. Zoning or a supplemental mini-split can also solve a problem room.

Yes. Hawaii Energy offers an instant rebate of up to $1,250 for a qualifying central AC retrofit, subject to program availability. You will need a Hawaiian Electric bill, and we help you claim it.

Most ceiling leaks come from a clogged condensate drain or an overflowing drain pan at the air handler. Turn the system off and call us to limit water damage. We clear the drain, check the safety switch and look for the root cause.

It depends on your ducts and how you use your home. If your ducts are leaky or you only cool a few rooms, ductless can save energy. If your ducts are sound and you want whole-home cooling, a new central system may be simpler. We will compare both for you.

It depends on the scope. New electrical circuits or panel work require electrical permits, and new installations may require permits through the City and County of Honolulu. We tell you up front whether your job needs one and handle permits when they are required.

New systems use A2L refrigerants such as R-454B or R-32. Some R-410A equipment made before 2025 can still be installed until stock runs out, but R-410A service refrigerant is expected to rise in price. We will explain the options before you decide.
