AC Repair & Split AC Installation in Makiki, HI

Makiki packs walk-ups, mid-rises and towers onto the slopes below Tantalus and Punchbowl, and most of them were built before central AC was common. We repair window, wall and split AC here, and we help owners convert tired sleeve units to quiet mini-splits with the association on board.

Quick answer

Makiki AC: the short version

4 key points
  • Typical fully installed price on Oahu: $3,500–$7,500 for a single-zone split AC and $7,000–$11,000 for 2 zones. These are island-wide market ranges, not a quote for your Makiki home.
  • Hawaii Energy instant rebate: $400-$550 per outdoor unit (condenser) on a qualifying split AC or mini-split, set by size and efficiency and taken off the invoice. A 9,000 or 12,000 BTU unit earns $450 if it is rated 17.2 SEER2 or better, and nothing below that. The work must be done by a Hawaii Energy Clean Energy Ally contractor.
  • Oahu electricity runs about 43¢ per kWh, 2.3× the U.S. average, so a new 12,000 BTU inverter split used 8 hours a day costs about $62 a month to run.
  • We serve all of Makiki (ZIPs 96822, 96813) for AC repair, split AC installation and deep cleaning.

What we know about cooling homes in Makiki

  • Makiki climbs the slopes below Tantalus and Punchbowl, home of the National Memorial Cemetery of the Pacific
  • Walk-up apartment buildings went up in the 1950s as housing for downtown workers
  • Wilder Avenue towers such as 999 Wilder and 1001 Wilder rose during the 1960s building boom
  • The city's Makiki/Lower Punchbowl/Tantalus neighborhood board covers the area
  • Makiki is a densely populated neighborhood just minutes from downtown, Ala Moana and UH
  • Many older buildings were built with window or through-wall AC sleeves, or with no AC provision at all

Makiki: close to everything, packed onto a hillside

Makiki sits between downtown and Manoa, climbing from King Street up toward Tantalus and around the base of Punchbowl. It is densely populated, and most people here live in apartments and condos rather than houses.

The hillside creates its own mix of conditions. Lower Makiki is hot, paved and crowded, with buildings close enough to block each other's breezes. Higher up the slope, units catch more wind and more rain, but west-facing apartments still heat up hard in the afternoon. The same model of AC can feel oversized on one floor and hopeless two blocks away.

Walk-ups, towers and the AC they were built with

Makiki's housing came in waves. In the 1950s, developers built walk-up apartment buildings for people working downtown. In the 1960s and '70s, towers rose along Wilder Avenue and the streets around it. Building continued into the 1980s, as the area's location near downtown but off the main traffic corridors kept it popular.

Each wave handled cooling differently. Many older walk-ups had no AC provision at all, and residents added window units wherever they fit. Many towers from the boom years were built with through-wall sleeves sized for the equipment of the day. Few were designed for today's expectations, and that is why so many Makiki AC calls start with a unit that is loud, inefficient or simply worn out.

Converting window and through-wall units to split AC

The most common upgrade we do in Makiki is replacing a window or through-wall unit with a ductless split AC. A mini-split is much quieter inside, since the compressor sits outdoors, and inverter models use less power at part load, which matters with Oahu electricity averaging about 43 cents per kWh.

A conversion is more than swapping boxes. We need an approved spot for the condenser, often on the lanai, a rooftop rack or a wall bracket, and a route for the refrigerant lines and drain. The old sleeve has to be closed off cleanly and weather-sealed. In older buildings we also check whether your unit's electrical service can carry the new circuit, since that can require an electrical permit.

If your building does not allow condensers, a new high-efficiency window or through-wall unit sized for your sleeve is the next best step. It installs fast and can still be much quieter and more efficient than a unit from twenty years ago.

Getting AOAO approval in a Makiki building

Most Makiki conversions need association approval. AOAO sign-off is typically required for condenser placement, new penetrations and anything touching common elements, and Hawaii DCCA guidance says associations should require licensed contractors and permits. Your declaration, bylaws and house rules set the details.

We put together what boards usually ask for: equipment specs, a sketch of the condenser and line locations, our business and insurance information. Then we schedule around building rules. Our condo AC guide walks through the process step by step.

  • Check your house rules for an AC or alteration policy
  • Ask the resident manager where condensers are allowed
  • Confirm work hours, noise rules and elevator booking
  • Share the approval letter with us before install day

Stairs, parking and working on the slopes

Makiki logistics are real. Walk-ups mean carrying condensers and equipment up stairs, and hillside streets often have tight parking and no loading zone. We plan the crew and equipment for your building, so the job does not stall halfway up the stairwell.

Owners and renters both call us. If you rent, we can work with your landlord or property manager on approval and billing. If you own and rent out your unit, we can coordinate access with your tenant and send you photos and an estimate before any work.

FAQ

Makiki AC questions

Often, yes, but it depends on your building. You will usually need AOAO approval for the condenser location and any new penetrations. We prepare the specs and drawings for your board and close off the old sleeve cleanly during the install.

Replace your existing window or through-wall unit with a correctly sized, high-efficiency model. It needs no new penetrations, installs quickly and is usually quieter and cheaper to run than an older unit.

Yes. We plan the crew and equipment for stair access, and most indoor heads and condensers for apartments are sized to be carried in. Tell us about stairs and parking when you book so we can plan.

Many can, but older buildings sometimes have limited service to each unit. We check your panel and circuit capacity during the estimate. A new circuit may require an electrical permit, which we handle when required.

Yes. Renters should get the owner's approval first, and we can coordinate directly with your landlord or property manager on access, approval and billing.

Afternoon sun through windows can overwhelm an undersized or aging unit. We check the unit's condition, airflow and sizing against the room's sun load, and suggest the right fix, from a cleaning to a properly sized replacement.
