Window & Wall AC: the short version

2 key points
  • Hawaii Energy ENERGY STAR window AC rebate: $25-$45 per unit. Instant at participating retailers; no contractor needed. The higher amount is for dual-inverter models.
  • Oahu electricity runs about 43¢ per kWh, 2.3× the U.S. average. A new 12,000 BTU inverter split used 8 hours a day costs about $62 a month; an older unit of the same size draws about twice as much, about $124 a month.

When window or wall AC makes sense on Oahu

Not every home needs a full split AC or central system. A window or through-wall unit can be the right choice when you want to cool one room, keep costs down or live somewhere a bigger install isn't practical. We install both across Oahu and will tell you plainly when one makes more sense than the other. They also go in quickly, often in a single short visit, and in many cases need no changes to your walls or electrical panel.

Window and wall units are often a good fit for:

  • Renters who need cooling they can take with them
  • A single bedroom, home office or keiki's room
  • Tighter budgets, or a stopgap while you plan a larger project
  • Older condos and apartments where the building only allows through-wall sleeves
  • Guest rooms and ohana units that are used occasionally

Check your building's rules first

Many Honolulu condo associations regulate what can go in a window or wall opening, and some prohibit window units on the building face entirely. Check your house rules, or ask us and we will help you figure out what's allowed. See our condo AC page for more on working with associations.

Sizing a window AC for Hawaii rooms

The most common window AC mistake is buying the wrong size. Too small and it runs nonstop without catching up. Too big and it cools the air quickly but shuts off before pulling out enough moisture, leaving the room cool and clammy, a real problem in Oahu humidity.

ENERGY STAR's sizing guide is a solid starting point:

  • 100 to 150 sq. ft.: about 5,000 BTU
  • 150 to 250 sq. ft.: about 6,000 BTU
  • 250 to 300 sq. ft.: about 7,000 BTU
  • 300 to 350 sq. ft.: about 8,000 BTU
  • 350 to 400 sq. ft.: about 9,000 BTU
  • 400 to 450 sq. ft.: about 10,000 BTU
  • 450 to 550 sq. ft.: about 12,000 BTU

Adjust for sun, people and kitchens

Add about 10 percent for a very sunny room, which describes many west-facing rooms on the Leeward side. Add around 600 BTU for each regular occupant beyond two, and about 4,000 BTU if the unit cools a kitchen. Low ceilings, heavy shade or a room that only gets used at night can go the other way. When in doubt, we will measure and recommend a size.

ENERGY STAR and inverter window units

With Oahu residential electricity averaging about 43 cents per kWh, efficiency matters even for a small AC. ENERGY STAR certified window units use less power than standard models for the same cooling, and the savings add up for a unit that runs most nights.

Inverter window ACs are worth a look too. Instead of switching the compressor fully on and off, they slow down and speed up to hold temperature. That usually means lower energy use and noticeably quieter operation, which matters in a bedroom. Some newer designs even sit low in the window so you keep more of your view.

Hawaii Energy offers rebates of $25 to $45 on qualifying ENERGY STAR window ACs through participating retailers, subject to program availability. Check our Hawaii Energy rebates page before you buy.

Jalousie, sliding and casement windows

Standard window ACs are designed for double-hung windows that slide up and down, and plenty of Oahu homes don't have those. Older homes and walk-ups often have jalousie windows with rows of glass louvers, while newer homes and condos tend to have horizontal sliders or casements that crank outward.

Each one needs a different approach. Jalousies usually need a few louvers removed and a custom panel built to fill the opening around the unit. Sliders work best with a unit designed for vertical openings or a filler panel that locks the sash in place. Casement windows often can't take a window unit at all without modification.

We look at your window before recommending a unit, so you are not stuck with an AC that doesn't fit the opening. If no window works well, a through-wall unit or a small split AC may be the cleaner solution.

Through-wall AC and sleeve replacement in older condos

Many older Honolulu condos and walk-up apartments were built with metal sleeves in the exterior wall for through-wall AC units. After decades of salt air and rain, those sleeves can rust out, sag or let water run into the wall and the unit below.

Replacing a wall unit is not as simple as grabbing a window AC off the shelf. Window units vent heat through louvers on their sides, and a sleeve blocks those vents, so the unit overheats and fails early. Through-wall units are designed to breathe out the back only, and the replacement chassis must match your sleeve's dimensions or the sleeve itself has to change.

We measure your existing sleeve, find a compatible through-wall unit, and replace damaged sleeves when needed. That includes a proper exterior grille, weather sealing and a slight outward pitch so condensate and rain drain outside instead of into your wall. When work affects the exterior wall or common elements, we help you get association approval first.

How we install window and wall AC units

A window AC that is simply propped on the sill can rattle, leak, let in bugs and rain, or in the worst case fall. On upper floors, that is a serious safety issue. Our window and wall AC installations cover the details that keep the unit secure, quiet and dry:

  • Support brackets or a secure sill mount rated for the unit's weight
  • A slight tilt toward the outside so condensate drains away from your home
  • Side panels, foam and weatherstripping to seal gaps against rain, wind and insects
  • A check of the outlet and circuit; larger units may need a dedicated circuit or a 230-volt outlet
  • Clearance so the unit's exhaust air isn't blocked outside
  • Removal and disposal of your old unit on request

Electrical and permits

Plugging a large AC into an overloaded circuit or an extension cord is a common cause of tripped breakers and overheated wiring. If your unit needs a new circuit, that work requires an electrical permit, and we handle permits when required.

Upgrading from a window unit to split AC

If you are replacing window units every few years, or you are tired of the noise, it may be time to look at a ductless split AC installation. A mini-split puts the compressor outside, so the indoor head is much quieter. It frees up your window, cools more efficiently and can handle multiple rooms from one outdoor unit.

Hawaii Energy offers instant rebates of $400 to $550 per qualifying outdoor unit, depending on size and efficiency, subject to program availability. In many older Oahu homes built for the trade winds with no ductwork, a split AC is the most practical long-term upgrade. Our AC cost guide walks through what affects the price.

Not ready for a full upgrade? Many families start with a window unit in the bedroom and add a split AC later. We can plan the window install now so it doesn't get in the way of a future mini-split.

Window and wall AC maintenance and repair

Window and wall units work hard in Hawaii and live half outdoors, so the back of the unit takes salt spray and rain year-round. Rinse or vacuum the front filter every two to four weeks, and have the coils and drain path cleaned at least once a year, more often near the ocean. Our AC maintenance visits cover window and wall units along with the rest of your system.

Because window units cost far less than central or split AC, a major failure like a dead compressor or refrigerant leak usually makes replacement the better value. Through-wall units in a good sleeve are often worth a closer look, since a fan motor, control or thermostat issue can be repaired. We will tell you which way makes sense before you spend anything.

FAQ

Window & Wall AC FAQ

Yes. We install units you purchased or can help you choose one that fits the room. We check the size, the window or opening, and the electrical before we mount it.

ENERGY STAR's guide suggests about 6,000 BTU for 150 to 250 square feet and about 12,000 BTU for 450 to 550 square feet. Add capacity for very sunny rooms, extra occupants or kitchens. We are happy to measure and recommend a size.

It is not recommended. Window units vent heat through their sides, and a wall sleeve blocks those vents, causing overheating and early failure. You need a unit designed for through-wall use that fits your sleeve.

Hawaii Energy offers rebates of $25 to $45 on qualifying ENERGY STAR window ACs at participating retailers, subject to program availability. You will need a Hawaiian Electric account.

Common causes are a sleeve that pitches inward, a rusted or damaged sleeve, failed seals or a clogged drain path. We inspect the unit and sleeve and fix the root cause, including sleeve replacement when needed.

Small units often run fine on a standard outlet with nothing else heavy on the circuit. Larger units may need a dedicated circuit or a 230-volt outlet, which requires an electrical permit. We check your electrical before installing.

If you want quieter, more efficient cooling or need to cool several rooms, usually yes. Split AC costs more upfront, but Hawaii Energy rebates of $400 to $550 per qualifying outdoor unit help offset it. We can compare both for your space.
